September 15, 2025Xaverian’s Expansion and the Addition of a Large Cross Upset MacKay Place Neighbors in Bay Ridge

Xaverian High School at 7100 Shore Road would like to expand their Genesis building, so their middle school teachers have room to be creative with the students.
The school administrators at Xaverian went to Community Board 10 to ask for a variance because some items are “not of right” (meaning: they have the right to build and expand on their property already). On September 4th, they spoke about their project at the CB 10 committee meeting.
Not in the variance is an addition of a large cross on top of the new building. From the image Xaverian provided, the cross didn’t look huge (see play on the video below). Bay Ridge residents stated the measurements of the cross and the graphic may not be in proportion.
The original Xaverian building will be taller than the new extension that is added. Xaverian’s expansion will reduce their parking for their teachers and staff. That means there will be more cars parking on the street.
The home owners on MacKay Place were present at the meeting and they expressed many concerns.
The residents have *never* appeared at a Community Board 10 Meeting and complained about Xaverian. Tonight the residents discussed their concerns about increased traffic, congestion, less parking spots, safety and how this project will affect the neighborhood quality of life.
Xaverian should realize that they have good neighbors and they should reconsider these home owners needs in their project that is set to begin the Spring 2025. Community Board 10 asked for Xaverian to present and address all of the community’s concerns.
Hang in their neighbors – we believe the good people at Xaverian will be a good neighbors and make some changes.

September 15, 2025Community Board 10 Meeting – September 15th

Community Board 10 is resuming their monthly meetings tonight at 7:00 pm at The Knights of Columbus at 1305 – 86th Street.

They are swearing in new officers at the first meeting, but basically it’s just a few CB 10 members switching places. Their agenda for September is very light.
They should begin with the definition of “lobbyist” and teach members to search for projects in the NYC or NYS lobbyist databases as several of our politicians have pushed lobbyist projects on our community over the years. See lobbyist database for NYC here:
https://lobbyistsearch.nyc.gov
When I first moved to Bay Ridge, I was glad to see people speaking up at CB 10 Meetings, but over the years it has become a group that has either allowed things to happen, stayed silent or simply didn’t share information with their neighbors.
1) Last year, CB 10 failed to tell the community that Justin Brannan carved his own home out of the City of Yes and then voted for the City of Yes for everyone else! How did that little detail escape mentioning? Because CB 10 members homes were carved out as well.
2) In 2023, CB 10 members sat at a meeting and not one person asked any questions when the manager, Josephine announced that a homeless shelter was coming to 4th Avenue in Bay Ridge. Josephine did not share the letter or details from the letter. Justin Brannan said this was a shelter for veterans, but it’s not just for veterans.
https://docs.google.com/document/d/1zJWhBTGadRNUIoC_QFpuT0ZQjQ6-177BMunz9km7sOY/edit?tab=t.0
In April 2025, Josephine said that someone was going to speak to the community about the homeless shelter in Bay Ridge, but no one ever did. *This is why people are upset – information is not shared in this community. There were only two mentions of the homeless shelter at CB 10 meetings. Info:
3) Also in 2023, CB 10 voted against a high school on Ovington Avenue because very little information was available and the school wouldn’t have an exit on another street because the property is only on Ovington Avenue. Justin Brannan proceeded anyway on this, CB 10 took no action. See here:
4) In 2023, Get Around Car Sharing was able to claim street parking. CB 10 never shared that Senator Andrew Gounardes was working with Get Around Cars. The company went out of business and the signs were quietly removed – the project was never mentioned at a CB 10 Meeting. (See info and video:
Gounardes Pushed GetAround Car-Sharing on Bay Ridge And Was Silent About His Involvement
5) In 2022 and 2023 – Shore Hill won the right to build in their parking lot. No one member on CB 10 noticed that Justin Brannan didn’t speak out for the community, but for NYC Councilman, Vinnie Gentile did.
6) In 2022, there was the lobbyist project for loading zones. No one in CB 10 shared that Justin Brannan was lobbied over this. CB 10 said they would evaluate the loading zones – they were never spoke about again.
7) In 2021, a second property for a school at 8802 – 5th Avenue was approved by CB 10. The owner of the property was the same as the owner of Nathans. But this property has toxins that have to be removed before a school can be built. It’s part of the Brownfield Cleanup Program that hasn’t even begun! See:

An unregistered lobbyist and friend of Justin Brannan’s was able to make money in Bay Ridge with the Nathan’s School deal. See:

September 13, 2025Car Fire on 85th Street in Bay Ridge – Second One In the Area

There was a SUV on fire on 85th Street and 5th Avenue.

Dulce shared a video here:
https://www.facebook.com/groups/1821884731398700/posts/4052509115002906

No one was hurt thankfully!
Residents noted that the fire department took 15 minutes to arrive (which is strange because the fire department is very fast around here).
Bobby N. noted that this was the second vehicle fire in the same area. A camera needs to be put on this corner to capture what/who is causing the fires.
