New Mural on 86th Street in Bay Ridge By Mr. Kaves

BRDC Wants to Put a 54-Foot Building on 98th Street in Bay Ridge. Here’s Their Neighbor’s Homes:

On October 28, 2020, the property known as St. John Church at 9818 Fort Hamilton Parkway was sold for $2,500,000.

The Bay Ridge Community Development Center (BRCDC) purchased the building and renovated the inside.

In 2021, BRDC went to Community Board 10 and showed the design for a community center at a CB 10 meeting. This was the modest building they showed – this picture is currently on their Facebook page today:

BRDC said they were going to reach out to other non-profits to use the center. There was no mention of the building having a daycare center.

In October 2023, Councilman Justin Brannan gave six million dollars to BRDC for renovations for a community center. In November 2023, Brannan was up for reelectionn (this is mentioned because of the the politics involved here). Senator Andrew Gounardes also gave money for the renovation (but the amount was not shared)

This confused many Brooklynites because the building was used as a mosque during covid. The mosque rented space from BRDC.

When the money was announced at a Community Board 10 meeting, I noted back then that no one clapped after Brannan’s staffer made the announcement. Info:

On May 27, 2026, Community Board 10 sent a letter announcing the rezoning meeting for Wednesday, June 3, 2027. What’s the rush?

We didn’t receive notice of the meeting. Our home is within four blocks of this development. The first time I saw Community Board 10’s notice on social media was on June 2nd and I shared it here as the development looked different and a lot larger than the original picture from years ago: https://shorturl.at/qC4kT

Community Board 10’s Meeting on June 3, 2026:

Josephine, the manager of Community Board 10 began by telling the meeting that not everyone received the notice she sent the week before. Josephine said that some notices were not delivered. She and her staffer went to the homes near BRDC to tell the residents in the 10 blocks near BRDC about the meeting on June 3rd.

Josephine also said the applicant should have shared information about the meeting. The head of BRDC said they shared it on their socials. There is no mention of the meeting on their Facebook or Instagram accounts:

Josephine shared that residents called the District Office and said that they had not heard about this project. Residents on the adjacent street did not know about the meeting on June 3rd. Why didn’t CB 10 postpone the meeting until everyone was notified.

June 15th is when the Community Board submit their vote. IS THIS ANOTHER DONE DEAL? THIS IS A RESIDENTIAL AREA. A huge structure is going to deeply impact that area. There has to be a way for the community to appeal this as CB 10 is not being transparent with information.

Next, the developer for Bay Ridge Community Development Center spoke about the project and asked that the property be rezoned from a R4B to a R6A. BRDC wants a 54-foot building at this location. This is what he showed (I underlined the zoning in red).

The developer claimed that Fort Hamilton ParkwayBRDC was just like 4th Avenue and since it is 100 feet wide, BRDC deserves this rezoning to a R6A.

There is no way that Fort Hamilton Parkway outside of BRDC is 100 feet wide!

How could the residential area of Fort Hamilton Parkway be compared the large commercial avenue a block away? There are two lanes going each way and parking on each side:

I bet someone will measure the width of Fort Hamilton Parkway outside of BRDC today. (If I see anything, I will share it here.)

The developer showed pictures that were not accurate. Some streets were not correct. Some buildings looked larger. Doris from Community Board 10 questioned these streets and the photos. The developer said he would correct it before CB 10 voted on June 15th.

The developer spoke as if BRDC was doing the community a favor by creating a larger building. Rushing a rezoning in a residential area is not a favor!

The new BRDC building that they spoke about at the Community Board 10 Meeting on June 3, 2026 has a daycare center and also a swimming pool in the basement.

The developer spoke about how they added so much greenery outside the building:

BRDC’s executive director spoke next. When she was asked how many people use BRDC, she inflated the numbers A LOT. She said that that there was 6000 – 8000 participants per month. Later, another member of BRDC explained that when someone picks up food from BRDC, if they have a family of five, then they count the five people!

The BRDC director should have provided the community with the numbered of registered students or people taking classes at the center. How many people are entering and using the center?

The BRDC executive director was asked why they chose this property for the center. She thought it was a racist question instead of understanding that the CB 10 member was asking because the existing zoning for this property is for a residential area. The director was combative and responded as if this was a “done deal.”

BRDC has food giveaways every month. People stand on line outside of the center and pick up food. They have been doing this for years.

While it is a good service, many cars (including many Mercedes) double park during these giveaways. This is taxing on the area because the giveaway is first come, first serve (instead of allowing people to sign up on a Google form) or staggering the times for people to come and pick up food. The executive director mentioned that they could stagger the people, but she hasn’t done it! She also said Staten Island residents come to pick up food.

I will return later today and share more about this meeting. There will be another meeting on June 8th at the Commmunity Board 10 District Office because many residents did not get to speak last night.

Kayla Santosuosso Points The Finger And Fails to Assist The Homeless Man on 5th Avenue

During the 5th Avenue Festival, the man living on 5th Avenue was not there.

This week, when a resident asked Kayla Santosuosso about helping the homeless man, the Councilwoman gave excuses and blamed other parts of government.

*Please continue to ask her to assist this man – she thinks we don’t know or we don’t care.*

Santosuosso doesn’t know who to contact to get things done after being in politics all these years. She personally knows the Mayor as he worked with her!

Santosuosso claims to be working on this EVERY DAY. At some point, she should realize this isn’t the job for her if she can’t get things done.

If your family member was living in the outside in the rain in NYC, politicians, like Andrew Gounardes and Kayla Santosuosso would not help them because they don’t know what to do. Both have worked in government for years and should be able to get assistance.

A few weeks ago, Kayla Santosuosso didn’t know how to put the garbage cans back on 5th Avenue. That was also a task that took her a long time to do! Maybe if she wasn’t meeting with developers, she could take care of things (the developer at Staples said he met with Santosuosso!)

Bay Ridge Businesses, We Need Orange and Blue Stuff for the Knicks Mania

Gargiulo’s has orange and blue cannoli’s for the Knicks. We have two bagel stores who did orange and blue bagels.

Police on 79th – 80th Street in Bay Ridge This Morning

This morning there was a lot of commotion on 78th Street to 80th Street – off 80th and 3rd Avenue. A helicopter was hovering over 79th and 80th Street for a long time.

Undercover police officers were seen entering a multi-family building on 80th Street across the street from Bagel Boy.

Then the police were seen pursuing someone on 78th and 79th Streets.

Blood Drive in Bay Ridge on June 3rd – Goodies for the Blood Donors

On Wednesday, June 3rd, Haily’s Comets are having a blood drive outside The Greenhouse Cafe at 7717 – 3rd Avenue from 10:00 am – 7:45 pm.

There is a serious blood shortage in NYC (they only have a two-day supply of blood!)

Everyone that donates at Haley’s Comets at The Greenhouse Cafe on Wednesday, June 3rd will receive a voucher for two tickets to selected games of the NY Mets and Girl Scout cookies. Haley’s Comets sweetened the deal, so bring your blood!

Is CB 10 Going to Change the Zoning For the Bay Ridge Community Development Center on 98th Street?

On Wednesday, June 3rd at 7:00 pm, there is a meeting about rezoning this lot at 9818 Fort Hamilton Parkway for the Bay Ridge Community Development Corporation.

Strangely, I thought they always said Center….but these documents from CB 10 show the word -> Corporation. That’s a huge building for a residential block.

This notice has a date of May 27th for the meeting tomorrow, June 3rd.

Why was such short notice given by Community Board 10 for this meeting?

Safety Changes & Parking Removal on Dahlgren Pl.

NYC wants to make changes to traffic on Dahlgren Place.

There will be no standing from 6:00 am – 11:00 am Monday through Friday on Dahlgren Place.

There is also a permanent no parking area added to the street.

Vehicles on the lower level of the Verrazzano Bridge will not be able to make the right turn. They found that many vehicles want to go straight, so they want to make two lanes that go straight. Permanent signs will be added to the Verrazano Bridge that they won’t be able to make the right on 92nd Street.

Our Bay Ridge neighbors from Dahlgren Place were not happy about parking places being taken.

Xaverian Adds Safety Measures Around Their School

Xaverian High School at 7100 Shore Road is doing construction to add a new extension to their school. They have added some safety measures to keep their students safe and also help with traffic in the area.

Tonight, Xaverian presented the safety measures they are taking to Community Board 10:

a) Xaverian staggered dismissal. The middle school students at Xaverian leave from 2:15 – 2:20 pm. The high school students leave at 2:30 pm. The administration is already seeing the benefit of this.

b) Xaverian rented parking spaces from Propark for their faculty and have a shuttle bus to take the teachers from the parking area to the school (as well as return the faculty to their cars at the end of the day).

c) Xaverian added crossing guards at dismissal (see the blue circles on the map above).

d) A site safety manager is at the school every day – all day.

e) Two teachers, administrators or staff members will be on each block to help students move along at dismissal – on the map above the faculty are the red triangles on the map.

Many Xaverian students leave by bus, so it is very busy around the school at dismissal for 15 minutes.

The construction project at Xaverian should take 16-18 months (which is less than originally planned – at two years).

Construction – Near Bay Ridge Towers

At tonight’s Community Board 10 meeting, a representative spoke about all the construction that will be happening on the roads near the Bay Ridge Towers. I hope the people living there were alerted about this. This project will be starting in the Fall 2026 and it will be going on for year:

Areas that are badly damaged and eroded will be replaced.

They also are going to do some upgrades to John Allen Payne Playground on 65th Street and 3rd Avenue.
