CB 10 Discussed 86th Street Rezoning – New Zoning Would Allow for Five-Story Buildings

Disclaimer: I don’t know a lot about rezoning, so I am going to do my best to let you know what happened at tonight’s Community Board 10 Meeting on the rezoning of 86th Street between Ridge and 3rd Avenue.

Background information: Twelve years ago, Dr. Helen Kim purchased 250 – 86th Street. It’s the small lot outlined in red next to the Salvation Army’s large blue lot here:

The building was described as a two-family house with a basement. Dr. Kim renovated the house, but could not move her medical practice to the building because of the zoning.

Dr Kim is trying to rezone this building to a R6b, so that the basement and ground floor can be used for her office. She has an office in Staten Island, but she has clients here in Bay Ridge.
The attorney said that he can’t go to NYC Council with just one lot, so he will rezone half the block where there are other doctor’s offices.
Dr. Kim wants to rezone in the Special Bay Ridge District that doesn’t allow for R6.

If rezoned, a developer could come in and purchase the Salvation Army property, this building and any of the others that were rezoned on the block and put up a five-story building.
Several Bay Ridge residents spoke out against the development because it will change 86th Street.
Someone asked if the taxes would go up, they didn’t know the answer.
The Bay Ridge Community Board voted unanimously voted against Dr. Kim’s rezoning.
There are so many commercial properties for rent. Why can’t Dr. Kim sell that property and get one in an area that is zoned for an office?

Years ago, Andrew Gounardes spoke out against lobbyists.

After I saw who was lobbying Andrew Gounardes, I was so angry.
Andrew Gounardes should step down.
For five years, Andrew Gounardes hasn’t done anything about property taxes. He had the Committee which should have made changes to property taxes.
We need a fresh new government!

May 2, 2024Two Fires Today in Southern Brooklyn

If you smelled smoke in Brooklyn today, it was because there were two fires.
The first fire was on at a home at 314 – Avenue P (and West 2nd Street. Video below (See News)

This building had been boarded up for over a year. Ying Tan shared that she spoke with a firefighter, who said a squatter started the fire. Ying Tan has stayed on top of the fires which are being caused by squatters.
Another fire occurred in the neighborhood at a house that has been boarded up for at least a year. According to the fireman, a squatter entered the house and started this destructive fire, which ended up affecting the neighboring house as well. The other fire that happened today around 3:00 pm. There was a fire in an apartment building on Fort Hamilton and Gelston:

Thankfully, the firefighters put this fire out fast. (See video)
Tom Hilton shared this photo and an update on 5/3/24: “Windows boarded. The apartment is padlocked which means no one lived there as the door can’t be opened from the inside. No power – a lot of debris near the front door.”

Mayor Adams, Police Commissioner Caban, City Councilmember Susan Zhuang and Detective Wenjian Liu’s wife, Sanny and daughter, Angelina cut the ribbon for the school at 6313 – 13th Avenue. (See story here) This school is at the back of the former Angel Guardian home.
Commission Caban shared this beautiful picture:

Detective Wenjian Liu and his partner, Detective Rafael Ramos were shot to death in their car in Bedford-Stuyvesant in December 2014.
Some people wanted to know why the school wasn’t named for both men. Detective Liu lived in this area. When a police officer dies, usually the community where they lived honors the officer (like Bay Ridge does with the Chris Hoban Run each year).

This is also the first school in Brooklyn to be named after an Asian American. City Council Member Susan Zhuang said this “is not just a simple name change, it’s a reminder that generations to come will be given an education rooted in civic leadership and values that Detective Liu held so close to his heart.” (Source)

April 30, 2024Will Peter Abbate Run as an Independent in Nov?

Around 6:00 pm tonight, a man was ringing bells in Dyker Heights collecting signatures for Peter Abbate to run as an independent against Assemblyman Lester Chang.
Abbate is an experienced politician and Brooklyn deserves better than a man who won’t own his mistake. (See here)
This new Asian district needed fresh leadership.
In 2021, six-year-old Tamy Quema Guachiac was killed by a car on 12th Avenue and 67th Street. Local politicians response to this unsafe corner was unacceptable.
The Brooklyn Paper spoke to then Assemblyman Peter Abbate.
Abbate said: “It took ten years to get this traffic light up. We fought for, and we wanted to end accidents like this.” “I guess it’s not enough, I think the truth is really got to change the culture of driving.” (Source)
Abbate was in office after the little girl’s death , so he could have made changes to that street and to the law if he wanted to make the area safer.

Residents have reported to Senator Andrew Gounades that there are people in serious need of help on the R train into Bay Ridge each morning. There were eight train cars this morning – seven cars had people in need.

April 30, 2024Gelato Shop Was Raided. $25,000 in Penalties.

Gelato is the shop on 86th Street off Third Avenue. On Google it says it is a cannabis shop, but comes up with ice cream businesses.

Yesterday (Sunday), Gelato was in the NY Post. (See here)
Today (Monday), Gelato was raided. “Authorities took cannabis flowers, edibles, pre-roilled joints, THC vapes and illegal flavored vape products out of the store — slapping them with $25,000 worth of penalties, a spokesperson for Mayor Eric Adams said.” (NY Post)
Gelato has been raided before and it opened back up.
Senator Andrew Gounardes voted for cannabis shops, without making sure the or was an appropriate rollout for the program. We should see Senator Gounardes standing in our community closing these shops with law enforcement (not playing on social media).

April 29, 2024When a 15-Year-Old Was Murdered in Brooklyn in July, No Moms Demanded Action. Now They Endorsed the Senator Who Failed to Take Action?

On July 17, 2024, we were all shocked and angry when Foridun Maulonou, a 15-year-old was shot at 1:00 pm on 20th Avenue and 62nd Street. (Info here and here)

The shooter was never arrested.

The senator for where the shooting happened is Iwen Chu.

On July 18th, this was Iwen Chu’s response to the murder on social media: (Seen here)

Senator Chu never shared anything information about the killer, but newspapers said it was a teenager at a local school.
It’s nine month later and the police seemed to have let the case go. We should have heard Iwen Chu advocate for justice for Foridun Maulonou.
Moms Demand Action is a group which fights for public safety. I was shocked that there wasn’t any mother from that group standing up in Brooklyn, so I wrote about the day . (See here)
In 2020, we saw the Moms Demand Action group remained silent when a man shot an AR-15 twenty-nine times at his neighbors on 82nd Street in Dyker Heights. (Info) The man was in the army, so he didn’t go to jail! (Info)
When election time comes around, some Moms from Manhattan from the “Moms Demand Action” came to Bay Ridge to rally for Max Rose, who didn’t even call for the man to be prosecuted.
Moms Demand Action endorsements in Brooklyn elections don’t mean anything if they are silent when teens die and killers are on the loose. Moms Demand Action hasn’t help politicians accountable.

Iwen Chu should be embarrassed to have posted to social media (this). She has not been a voice against violence or guns in this community,
