Visitation’s Property Sold for $42.25 Million Dollars. What Kayla Santosuoso Failed To Tell Us About the Property…

Visitation’s Property at 8902 Ridge Blvd. has been sold for $42.25 million dollars to a group of experienced real-estate investors/developers. https://shorturl.at/HK3gQ
The property was purchased by 1137 91 LLC, which is led by Stephen Palmese, a Brooklyn real-estate investor and founder of Integritas Capital. Palmese along with Matthew Kodsi, Rachel Foster, Scott Geddes and Daniel Kodsi own the 7.39 acres of land now. The 1137 91 LLC was formed in March 2026. The article states that the Visitation Sisters entered into a contract with 1137 91 LLC in April 2026 and they expect approximately $40.9 million in net proceeds.

Visitation’s Property had a R3-1 zoning, but when former Councilman Brannan carved his home out of the City of Yes, the Visitation Property was explicity written out of the Bay Ridge District. See page 31 here :

Kayla Santosuosso knows this is the reason the developers were interested in this property!
The problem here isn’t the developers – it’s the lousy politicians who didn’t speak up for Bay Ridge when The City of Yes was pushed through. Senator Andrew Gounardes was also silent about The Visitation Property being named in the City of Yes. Gounardes strongly supported the City of Yes project with former Mayor Eric Adams.
Do you remember in 2020 when Justin Brannan claimed the developers at Angel Guardian’s property on 12th Avenue and 63rd Street shut out the community?
At the Angel Guardian Home online proceedings, Senator Andrew Gounardes did not show up! Gounardes sent Justin Brannan instead. Justin Brannan did not represent this area (Carlos Menchaca was the councilman for the area). The landmarking for this property was incomplete (did not include all of the property) because the Commission said that the developer proceeded on the property before they viewed it. Three schools were placed on this property – a public elementarys school, a charter high school and a Yeshiva opened at the main building on 12th Avenue.
What about the Visitation Monestary and the property being landmarked? Last Summer, I inquired about the landmarking from the NYC Landmarks Preservation Commission. A representative responded to my email stating that the paperwork for landmarking was filed. The staffer also told me that the monestary was not all original. (A building has to be all original to be landmarked.) A landmarking expert in our area was surprised that I was told this.

Five women were raped this year in the 68th Precinct and not one politician or police officer mentioned it. Different commanding officer – same poor communication on real issues.

A Bay Ridge residnt shared that they mailed a check using the mailbox on 77th Street and Ridge Blvd. The check was washed and someone named Lisa Hoag mobile cashing (through an app) to cash the check.
While the 68th Precinct recommends people use the post office to mail checks (see graphic above), some Bay Ridge residents shared that although they always use the post office, their checks were washed there as well.
