Pied-a-Tere Tax – Whose Being Billed in Bay Ridge?

NY’ers who have secondary homes in NY were sent letters this week. The Pied-a-Tere Tax will be a tax levy on people whose second homes are worth more than $500,000. Around 31,000 people will pay it and it is expevted to generate an estimated $500 million annually.

Some people received the letter, even though the property they own is their primary residence. They have to go to the website and apply for the exemption by August 21, 2026 (short turn around – especially for the Summer):

https://www.nyc.gov/site/finance/property/non-primary-residence-surcharge.page

Councilman David Carr shared this:

Councilman Carr is quoted in this article: https://tinyurl.com/CarrOnNewTax

Strangely, NYC Council Representative, Kayla Santosuosso wrote that you don’t have to take action now if you received a letter:

You can join the Council Representative’s conversation on this topic here:

Rollout Timeline:

Some co-ops and condos will be affected by this tax. One shared this with leaseholders:

Can you imagine living in NYC for all of these years and receiving a letter which tells you to prove residency or pay $50,000 in tax?!

The PAT Tax (Pied-a-Tere) Tax is going to backfire on NY. Someone did not think this through well.

The news shared that a list will be beneficial to squatters because they will be able to look up who is not always at their residence in NYC. Here’s the new website for people to search for their property: https://piedaterretax.nyc/?src=database#checker

Mayor Mamdami said on a television news segment that there is no new list, this information has always been available online and NYS requires the information to be published. https://tinyurl.com/tax-change

Demolition on Ovington Avenue in Bay Ridge

Community Board 10 shared that 437, 439, 441 and 445 Ovington Avenue will be demolished within 10 days to for a new high school. See street view:

https://shorturl.at/AgMRH

This is the address for St. Nicholas Home, an assisted-living home which closed in 2022. This property was sold for $10.2 million in January 2024 to New York City School Construction Authority.

For those of you not paying attention, Community Board 10 never had the New York City School Construction Authority answer the questions that parents in in our community asked. The head of the CEC raised questions about this location because it wouldn’t alleviate the overcrowding at Fort Hamilton High School.

One CB 10 member pointed out that there is not an exit onto another street for this school (all schools have at least two streets to exit onto). The head of CB 10 at the time said that she was going to have school construction authority to come back to answer the questions. She also could have had former NYC Councilman Justin Brannan answer the questions, but she didn’t.

Who had free lunch? The sad part: So many people on CB 10 stayed silent and let them.

Why didn’t Senator Andrew Gounardes or Chris McCreight speak up for the community?

RIP Gabriel Nacato – Only 17 Years Old

Gabriel Nacato, a 17-year-old from Bensonhurst, Brooklyn would have been a senior in high school in September.

Gabriel Nacato was killed while riding a scooter in Manhattan today. The electric bike he rode was able to travel at higher speed than other bikes in NY. He was hit by a SUV and the driver stayed at the scene.

The news shared that Nacato had a bouquet of flowers with him. It was his girlfriend’s birthday today. How horrible – she loses her boyfriend on her birthday.

Most Brooklyn political leaders in this area won’t mention this young man’s story – it’s not important to them. But he should never have been able to purchase that bike in NY.
