CB 10 Land Use Committee Voted for a Zoning Change for the Staples Lot 115 Ft Building

The Community Board 10 Land Use Committee voted to give the developers at the Staples Lot a zoning change to a R7A. A R7A allows them to build to 115 feet.
The developer seemed to control this meeting. He complained that CB 10 didn’t give Tim Ziss’ development such a hard time.

CB 10’s decision and how it played out tonight seemed rehearsed.
The developer seemed to have the upper-hand because he said if the rezoning was not approved, he would build condominiums instead of rental apartments.

At the May 18th Community Board meeting, the whole board will vote on this. I’ve been watching Community Board 10 for a long time, the vote almost always goes the same way as the committee voted.
Here’s the rents for the “affordable housing” at this site:

Who decides who gets the apartments will be decided by an “independent” group. They are called the 5th Avenue Committee. – it was a group that Brad Lander was involved with years ago. Isn’t that interesting how they were chosen for this project?

May 7, 2026God Bless 94th Street. The Developer is Putting the Curb Cut on 94th Street – Instead of 5th Ave.

At the Community Board 10 Meeting tonight, the developer for the Staples Lot was so pleased to share that the existing curb cut on 5th Avenue (where you enter the Staples Parking Lot) will be closed up and people can park there. This:

If I lived on 94th Street off 5th Avenue, I would be very upset.

The developers are putting the curb cut on 94th Street so that people can enter the parking lot in the lower levels of the building.
It will be for the people who live there and the customers for the commercial stores.

Can you imagine what that is going to do to 94th Street?
The traffic that is going to hit that block is going to make people not want to live there.
The developer said the existing curb cut was 32 feet and the one they will put on 94th Street will be the same size.

May 7, 2026Shout Out to Schnitzel Haus From Another Bay Ridge Owner

Pedro, the owner of Tacos Por Favor, shared the photo above.
Pedro went to Schnitzel Haus to show support for their new location at 114 Bay Ridge Avenue.
Look at that huge beer! I love when business owners in Bay Ridge support each other and shout each other out on social media. It’s a great way to show that the community is important to them too!
If you have never tried Tacos Por Favor at 8125 – 5th Avenue, go try it. Their tacos and salads are very fresh, delicious and fairly priced.

May 7, 2026Traffic Light Out – 92nd Street and Fort Hamilton – Area Is Not Being Maintained

This light on 92nd Street and Fort Hamilton has been out for weeks.
We don’t have a council member who is active in the community, so things don’t get done in Bay Ridge.
This is near a school and it is a busy intersection. so it should be a priority.

May 7, 2026The CB 10 Meeting About the Staples Property is Tonight, May 7th

Community Boatd10 voted in favor of a new building with a supermarket diagonally across the street from PS 104 on 92nd Street.
Councilwoman Kayla Santosuosso used to live on that block (above the bar) and she let the plan stay WITH A SUPERMARKET across the street from a school.
If you know the area, you know that area is very congested at dismissal.
Community Board 10 voted in favor of The City of Yes Plan because former Councilman Justin Brannan voted to carve his home and some of theirs out of The City of Yes Plan.
Tonight, they are having a meeting about rezoning the Staples lot. If you love Bay Ridge, please speak out for our community. You can go to their office or you can go on Zoom.

May 6, 2026Bay Ridge Mother Honored With a Memoir/Cookbook – Gus Constantellis
Julia Constantellis, a Bay Ridge resident became popular on her son’s TikTok videos. In August 2023, she died unexpectedly in Greece.
Julia’s recipes will live on and be enjoyed by many people because her son, Gus wrote a memoir/cookbook called My Greek Mom’s Recipes in her memory.

Such a beautiful way to honor his mother’s memory. I was hoping Gus was going to have a book signing in Bay Ridge, but it’s not on his list.
