Rezoning Affects Neighboring Properties
At the Community Board 10 Meeting this past week, some residents were present to voice their opposition to new development on 3rd Avenue and 99th – 100th Street.

For the past two days, I’ve woken up thinking about theses residents. While the four homes above will be taken down to put up new 8-story buildings, (See here), surrounding neighbors shouldn’t be in the dark for so long.
Changes in the zoning laws happened in 2005. Now when changes happen, the Community Board alerts the block, but back then it may not have happened the same way. The zoning allows for R7 to encourage more development. (See here) The paper work for demolition has been filed (see here and here), but building plans have not been filed.

Neighbors of this area are concerned about:
a) The residents at 9902 – 3rd Avenue (the large building to the right of these house) are concerned that the new development will be built right up to their building and block their light and view.
Most of their view of Shore Road and the bridge is going to be blocked. For the residents on the lower floors, their view will be of the construction and then of the new buildings, which is pretty sad.
b) Some residents were concerned about the congestion that these new properties will bring to the area.
Parking is bad in Bay Ridge. While the law requires that new developments have half the amount of parking to the units in the building, more cars will be coming to the area.
Around the block from these buildings is Fontbonne High School.
