For long-time Bay Ridge residents, in 2011, the Salaam Arabic Christian Church sold this property for 1.5 million. This is what it used to look like:

In 2022, the news reported that twenty families were scammed out of five million dollars because they put down payments and monthly payments on the condos, but the condos were not legally created and no deeds were issued to the buyers.

In 2022, Attorney General Letitia James sued Xi Hui (also known as James Wu for fraud, violations of state law (including the Martin Act), and illegal conduct in connection with this property.
Today, January 9, 2026, the court ruled that James Wu had to pay $4.2 million in restitution plus interest to be returned to the defrauded families. Also, Wu is barred from selling real estate or securities in New York. Info from Leticia James’ press release:
