Is This Building Coming to 4th Avenue and 92nd Street in Bay Ridge?

This 11-story building doesn’t look like affordable housing.

This building is being planned for 92nd Street between 4th and 5th Avenues in Bay Ridge. It’s owned by Efthimios Zisimopoulos (aka Tim Ziss). You probably remember his name because of the Nathan’s flip. Info: https://shorturl.at/nSFSg

Today, Community Board 10 shared the photo of the building above in their email. This is what the property looks like now:

The new condo owners will be able to sit on their balconies on the 92nd Street side and have a great view of the gas station and clothing bin, which has been overflowing for years.

On Monday, December 8th, Community Board 10 will be discussing this property because in order to build that high, Community Board 10 will have to vote in favor of a zoning map amendment from C8-2 (BR) to C4-4D (BR) and zoning text amendment.

IMPORTANT: If the zoning is changed for this building, this will also allow some other property owners in this district to build that high.

In June, the Brooklyn Paper reported that a 9-story was coming to this property. Six months later, it’s an 11-story building.

The Zoning and Land Use Committee of Community Board 10 will take place on Monday, December 8th at 7:00 pm as a hybrid meeting over Zoom and in person at the District Office, 8119 5th Avenue. If you would like to register to participate iDecember 8th meeting on Zoom, register here:  https://bit.ly/44aeVhW .

On Tuesday, January 20th at 7:00 pm there another CB 10 meeting. This will involve a full CB 10 vote at the Dyker Beach Golf Course at 1030 86th Street – this meeting is in-person only.
