Building Switcharoo – The 86th Street Rezoning is Now For Six Stories Instead of Nine (Part 1)
Richard LaBella spoke for the owner who is seeking a rezoning of the building at 1421 – 86th Street.
La Bella started the meeting by saying the nine story plans were scratched for a six story building because he said Thomas is a neighborhood person. If he is a neighborhood person, why wouldn’t he build this some place else, instead of towering over his neighbors homes?
Richard LaBella seemed to think the audience was going to like “this compromise.” The reality is Rich wouldn’t want this building behind his home either!
They planned for the building to be 65 feet tall and have 6 floors (originally it was 95feet tall and 9 floors). Now it will be 32 units (down from 57). Ten of those units will be affordable housing.
The first floor of the building will have the limousine business, the super’s apartment, a lounge and a fitness center. There will be a rear yard terrace.
The developer said that they increased the parking from the required 14 spots to 25 spots. The developer thought 25 parking spaces was adequate for 32 units. Residents noted that most families have two cars.
The developers said that some people were concerned about a homeless shelter opening there, so they wrote that they don’t intend to build a homeless shelter into the Declaration of Restrictive Covenants.
Initially the building was going to be R4 /C2-2 and now they are requesting a R7A/C2-4.
Kudos to all of the residents who showed up to support their community. Il Centro was packed. Not one person spoke in favor of this building.
Not one elected leader of this community was present for the meeting or sent a statement. It was the Brooklyn Residents vs. the developer.
Dyker Heights – choose someone who can and will fight for the community. Brooklyn has been severely gerrymandered at every level. We need new leaders.
