Community Board 10 Meeting Tonight With Some Changes From BRDC (Not Many)

Community Board 10 asked some harder questions tonight, but there were also BRDC members who were trying to push this project through.
At the end of the meeting CB 10 said they will discuss this topic at their next general meeting. They also said that they don’t have to make a decision next week because the ULURP has not been certified yet.
1) BRDC came in a little gentler tonight. They acknowledged the problem with parking and have hired four parking attendants for Friday afternoon. BRDC staff said this stopped the parking in the neighbor’s driveways and infront of hydrants. *Bay Ridge residents said that the manager at the mosque has been helpful. One resident asked them to build parking underground to alleviate the problem.
2) BRDC shared a little about their programming, but not a lot.
3) If a huge Christian Church was being built there, people would be complaining as well – the scope of the project is too large for this quieter area of the neighborhood.
4) The developer said that there are no impacts of this building on this neighborhood. He also showed pictures of 99th Street which has two-way traffic – it’s one way only (see picture below).

5) The 3rd floor has an outdoor cafe for the youth. There are no bathrooms on this floor (there are bathrooms on the 2nd and 4th floor). There will be a pool table/recreation center.

6) The developer showed a darker building because people spoke about the white building last time. BRDC did not say that they were changing the color of the building – they were just showing how it could look in another color.


7) The second picture below shows the shadow on the neighbor’s home from BRDC.

8) They didn’t have a good picture of how BRDC would look on the side street. This was it:

9) BRDC felt that the green yard was a good addition.

10) BRDC didn’t have the numbers for the daycare center. The daycare center is on a lower level.
11) BRDC said they can only go 54 feet on this lot. They are building to 2.64 on the FAR.
12) Someone asked if the mosque will still be a tenant from BRDC after the renovation. BRDC said they don’t know because that is three years away.
13) If the property is sold, another developer could max out the FAR.
14) If you would like to volunteer at The Bay Ridge Development Center, they welcome you! The next distribution is on June 27th, if you would like to participate and pack groceries, just go in.
15) CB 10 has to discuss how changing from a R4B will affect this area?
16) This area has had flooding in the past. The sewer was replaced, but the area is still flooding.
17) The old church is crumbling. Someone asked if the exterior could be used, but they said the building is very poor shape.
